Stapleton Denver sold 748 homes in 2017, landing it at the No. 10 spot on the list of the top master-planned communities in the nation.
According to John Burns Real Estate Consulting, Stapleton’s new home sales last year soared 59 percent over 2016’s results, making it the No. 10 community on their list of Top 50 Master-Planned Communities of 2017.
With 748 new homes sold in 2017, Stapleton’s developer Forest City Enterprises soundly outdid their 2016 number of 471, bringing the community’s ranking on the list up five spots from No. 15.
A master-planned community is a large-scale project where the neighborhoods feature multiple amenities (like parks, bike paths, golf courses, and lakes), consistent brand marketing with similar street names and other unifying symbols, multiple builders in the market, etc.
In Stapleton’s case, the community includes 11 individual neighborhoods that house 30,000 residents, with 15 separate builders. The area straddles I-70 in east Denver, built on the grounds of the former Stapleton International Airport.
Marked by single-family homes with idyllic front porches, as well as modern urban apartments, the Stapleton community features all kinds of popular amenities including a state-of-the-art recreation center, six swimming pools, community gardens, beautiful parks, and social events like movie nights and a farmers market. There’s also a variety of shopping and dining options within easy access throughout the planned community.
When putting together their rankings, John Burns Real Estate Consulting drew results from 370 master-planned communities in the country. Another Colorado community made the list as well — Green Valley Ranch, which came in at No. 40. It sold 356 homes in 2017.
The No. 1 master-planned community in the U.S. was The Villages, located in Villages, Florida. It sold 2,231 homes last year alone, a 13 percent increase from 2016.
